What is important to note here is:
  • If you are purchasing, be sure to factor in costs such as stamp duty, moving costs, legal fees and mortgage fees (if applicable).
  • The most common choice of mortgage is a capital repayment mortgage, which means you pay off the loan balance each month as well as the interest.
  • Interest only mortgages have added criteria you must meet to apply, namely at least 25% equity, and with some lenders, minimum income requirements.
  • These figures are only indicative, and you may find the actual deals you are eligible for are cheaper or more expensive. This is just to give you an idea!

Changes in the housing market can significantly affect your remortgaging options, mainly through their impact on your property’s value. A rise in property value can increase your equity, potentially giving you access to more favourable remortgage deals, as a higher equity typically leads to a lower loan-to-value (LTV) ratio. A lower LTV ratio can qualify you for lower interest rates and better terms, as it reduces the risk for the lender.

In extreme cases, if your mortgage balance becomes higher than your property’s value (negative equity), remortgaging can be particularly challenging.
